Can I sell if I do not have a title, the title is not in my name, or there is a lien?

Title and lien rules vary by state. A missing, inherited, incorrectly assigned, or lien-affected title does not always end the conversation, but it must be reviewed before a transfer. We will need the park name, manager contact information if available, current lot rent, and whether the home may remain in place. We will communicate clearly about any park-related steps.

Some homes can remain where they are; others may need to be moved, and transportation and placement rules differ by state and locality. We evaluate manufactured homes on owned land as well as homes on leased lots. When land is included, the review also considers the parcel, access, utilities, and whether the home has been legally attached to the real estate.
