Kansas titles and county tax clearance

Manufactured-home titles in Kansas are generally issued under Kansas Department of Revenue rules and processed through the county treasurer, and a transfer commonly requires showing the personal property taxes on the home are satisfied. Confirm the current process with your county treasurer. If the title is missing or names someone who has died, that is a known path with known paperwork, but it takes time and we will not promise a fast closing before it is sorted out.

Wind, hail, and anchoring

Kansas homes take a real beating from hail and straight-line wind. Roof condition, anchoring and tie-downs, and skirting integrity come up in nearly every review. If the home is on a rural parcel without a windbreak, or if a prior storm claim was settled without repairs, say so up front.

Land-owned homes and rural parcels

Many western and central Kansas homes sit on owned acreage with a well and septic. That changes the review to include the land, access, utility condition, and whether the home is legally attached to the real estate. Homes staying in place are generally simpler than homes that must be transported.
