Michigan titles and community paperwork

Manufactured-home titles in Michigan are generally handled through the Michigan Secretary of State, while manufactured housing communities are regulated at the state level separately. Confirm current requirements with those agencies. A transfer usually needs the title properly assigned, taxes and community balances addressed, and, for a home staying on a lot, the community's sign-off on the buyer.

Macomb and Oakland County communities around Warren and Sterling Heights are competitive and generally well maintained, so condition drives value there.
