Ohio titles through the clerk of courts

Manufactured and mobile home certificates of title in Ohio are generally issued through the county clerk of courts title office, with the county auditor and treasurer involved for manufactured-home taxes and for homes that have been affixed to real property. Confirm current requirements with those offices. A transfer commonly involves a tax status confirmation, so unpaid balances should be identified early.

Columbus, Cleveland, Cincinnati, Toledo, and Akron

Central Ohio around Columbus has the strongest demand and the most competitive communities. Cleveland and Akron carry older stock with more deferred maintenance. Cincinnati and its northern suburbs have active land-lease communities. Toledo and the northwest counties see a mix of park and private-land homes. Small towns and rural counties throughout Ohio are evaluated as well.

Park sales, approvals, and lot rent

Ohio communities generally screen buyers and set standards for homes that remain on a lot. Lot-rent balances, age limits, and required exterior repairs are the three community issues we run into most. Send the park name, the manager's contact, current lot rent, and any written notice the community has given you.

Condition and lake-effect weather

Northeast Ohio's snow load and statewide freeze-thaw cycles produce roof leaks, soft floors, and furnace failures. Homes near the lake also see faster exterior wear. As-is review means we expect a repair list; it works best when the list you give us is accurate.
