Mobile Home Title Problems: Missing, Wrong Name, or Liens

Title trouble is the single most common reason a mobile home sits unsold for years. It is also the most solvable-sounding problem that nobody wants to start, because the paperwork feels opaque and every state does it differently.

We review these situations regularly. We are not attorneys and we do not give legal advice, and we will never promise that a particular title problem can be fixed. What we can do is tell you what a transfer would typically require in your state and what information to gather next.

The situations we see most

  • The title was lost, destroyed, or never received
  • The title is still in a deceased parent's or spouse's name
  • The title was signed over informally and never transferred at the state office
  • A lender lien appears on the title even though the loan was paid years ago
  • Personal property taxes or lot-rent judgments are outstanding
  • The home was affixed to land and the title was surrendered, but nobody is certain

Documents that move things forward

Send photographs of anything you have, even if it looks incomplete: the title or registration, the bill of sale, the manufacturer's data plate or HUD label information, loan payoff letters or lien releases, tax statements, and any estate paperwork such as a death certificate, will, letters of administration, or small-estate affidavit.

Where each state processes titles differs. Depending on the state it may be a motor vehicle agency, a department of revenue, a county treasurer, or a county clerk of courts. Our state pages note the typical authority, and you should confirm the current requirement with that office directly.

What we will and will not say

We will tell you which documents are usually needed and whether the situation is one we can work with. We will not tell you a transfer is guaranteed, quote a closing date before ownership is verified, or act as your legal representative. Some estates and lien disputes need an attorney, and we will say so when that is the case.
